Before you start filling your home you need to carefully inspect it, making sure any potential damage is noted.

Our warranty does not cover cosmetic defects such as scratches, marks and chips that have not been reported within the first 24 hours of legal completion.

Damages reported outside of this time frame will not be covered.

Please be sure to have a good look around, paying particular attention to sanitary ware, glass, kitchen fittings, appliances, and wall tiling.

Please let us know within the first 24 hours, if you notice any issues by highlighting these on your Clixifix portal.

What's Covered

Central Heating System

Your boiler, cylinder, central heating, under floor
heating, and immersion heater are covered.

Not Covered When:

Not serviced annually by a gas safe registered
engineer. Alterations to the system have been carried out following legal completion e.g. changing style of radiators.

Drainage

The drainage system serving your home is covered.

Not Covered When:

Your drainage suffers blockages not caused by a defect in the system, such as inappropriate disposal of waste or foreign objects.

Plumbing

Your plumbing and pipes are covered.

Not Covered When:

Blockages are caused by inappropriate items being placed down the plug holes or toilets. Sanitaryware has been removed and reinstated after legal completion to enable the fitting of flooring coverings. Issues are the result of poor maintenance.

Electrical

Your fixed electrics, such as wiring, sockets, switches. smoke alarms and mechanical vents are covered.

Not Covered When:

The system has been subject to alterations after legal completion e.g. – Face plates of sockets and switches have been changed or bayonet fittings have been removed to fit decorative lights. Bulbs and fuses are not covered.

Bathrooms

Your toilets, sinks, baths, taps, shower valve, shower heads and shower enclosures are covered.

Not Covered When:

Any item of sanitary ware has been removed and reinstalled after legal completion. Damage is caused by way of accident, negligence, or abuse. Damage is reported after 24hrs of occupation.

Kitchen Units & Worktops

Are covered.

Not Covered When:

Damage is caused by way of accident, negligence. or abuse. Damage is reported after 24hrs of occupation.

Tiling & Grout

Are covered.

Not Covered When:

Damage is caused by way of accident, negligence, or abuse. Damage is reported after 24hrs of occupation.

Doors

External doors including garage doors are covered.

Not Covered When:

Damage is caused by way of accident, negligence, or abuse. Damage is reported after 24hrs of occupation.

Windows & Glazing

Your windows and glass are covered. Please note under industry standard, glass should be viewed in natural daylight, from within the affected room and from standing a minimum distance of 2 metres away. Any laminated, toughened, or coated glass should be inspected at a distance of 3 metres.

Not Covered When:

Damage is caused by way of accident, negligence, or abuse. Damage is reported after 24hrs of occupation.

Driveways & Footpaths

The hard standing surfaces that form part of your home are covered.

Not Covered When:

Your driveway or other paved areas are damaged by lack of maintenance or by weather damage. Paving has been subject to excessive weights – paved driveways are not designed to take the weight of a delivery vehicle. In addition, footpaths are not designed to take the weight of a vehicle.

Decoration

Plaster and Paint – Are covered.

Not Covered When:

The defect is not visible in natural daylight, standing at a 2-metre distance away. Please note that wall lights and/ or uplighters should be switched off with no artificial light shining on the surface (this is industry standard). The defect has occurred when moving household belongings or furniture. Damage is caused by way of accident, negligence, or abuse.

Insulation

Is covered.

Not Covered When:

Insulation has been moved or tampered with thereby creating heat loss with in the home.

Ironmongery

Handles, latches and hinges are covered.

Not Covered When:

Damage is reported after 24hrs of occupation. Damage has been caused by poor maintenance, wilful damage or general wear and tear.

Roof

Including verges, ridges and tiles are covered.

Not Covered When:

Damage is a result of extreme weather conditions such as storms, high winds or freezing temperatures Any chipped or damaged roof tiles should be reported within 24hrs of occupation.

Building Fabric

Is covered.

Not Covered When:

Damage is caused by a third-party during installation of equipment e.g. CCTV or Sky Dish. Damage is caused by way of accident, negligence, or abuse.

Brickwork & Mortar

Is covered.

Not Covered When:

Cracks are under 3mm in mortar joints (this deemed as normal thermal movement) Chip damage to the brick face, is less than the size of a 50p piece. (Chips less than this size are deemed as acceptable industry tolerance).

Shrinkage Cracking

Cracks in plaster, paint, woodwork, and concrete
more than 4mm in width are covered. (These cracks will only be remedied once and after 12 months have elapsed since legal completion, to allow satisfactory drying time before repair work is made).

Not Covered When:

Cracking is less than 4mm in width (this is industry tolerance, regardless of the length of the crack).

Creaking Floors

Are covered. New houses may squeak a little for the first few months as they settle. Creaking will only be remedied after 12 months have passed since legal completion, to allow satisfactory drying time, before investigation work begins.

Not Covered When:

Creaking is identified to be a defect stemming from the installation of floor coverings.

Mastic

Seals are covered.

Not Covered When:

Damage is caused by lack of care or maintenance.

Guttering

Leaking gutters are covered

Not Covered When:

Leaking is due to lack of care or maintenance Damage is a result of storm or seasonal weather changes.

Fencing

Is covered.

Not Covered When:

Damage is a result of extreme weather conditions such as storms, high winds or freezing temperatures. Damage is caused by way of accident, negligence, or abuse.

Landscaping

Grass, shrubs, and trees that we have planted are covered.

Not Covered When:

Damage is caused due to lack of regular maintenance or general care.

Kitchen Appliances

Are covered. The warranty on your kitchen appliances is held directly with the manufacturer for 2 years from the date of your legal completion.

You must ensure you register your appliances, to activate your warranty and be notified of any product re-calls should they occur.

You will need to have your appliance proof a purchase handy, a copy of which can be found in your plot box.

This number should also be used in the event you require a service engineer to visit for a defect with your appliance.

What's Not Covered

Condensation

Condensation can occur in a new home because of the amount of water used in the build process.

Up to 8000 lites of water (about 800 full buckets) may be included in mixtures and materials when your home is constructed.

The length of time your house takes to dry out will depend on how it was built and the weather conditions when you first move in. Generally speaking, it will take around 9-12 months for your home to fully dry out.

Efflorescence

The appearance of white deposits or chalky brickwork, can also be an effect of the drying out process.

These white deposits are natural salts that come out of wall materials. This is perfectly normal on many new build homes.

Depending on the location of your property and its exposure to weather, this may continue for a few years, however, will generally get lighter and
disappear over time.

Shrinkage

As your home gradually dries, you may start to notice hairline cracks, as the building materials shrink back. This process is commonly known as shrinkage or thermal movement.

Cracks in walls and ceilings and gaps in joinery such as windowsills and door frames are common signs of shrinkage. You may also start to notice small, raised round bumps on ceilings and walls. These raised areas are known in the industry as nail pops.

Nail pops are caused by screws that hold your plasterboard in place – standing proud because of the drying out process. Minor shrinkage less than 4mm and nail popping are not covered by our warranty.

Internal Doors

Internal doors are fitted with a ventilation gap up to 22mm on the underside of the door to allow air to circulate around your home.

As our Camfero Homes do not come supplied with floor coverings, it is very common for your internal doors
to need removed and planed, to allow for clearance and a ventilation gap once your flooring coverings are fitted.

It is the homeowner’s responsibility to speak to your flooring provider to ensure they offer this service
as part of your floor fitting package. Should any subsequent issues arise once internal doors have been
removed, planed, and refitted, please contact the supplier who refitted your doors to agree on a resolution.

Loft Space

Your loft space is a heavily insulated, vented area. These areas are often more humid.

In colder weather, you may also notice some moisture on the underside of the felt beneath your roof tiles, this is due to warm air from your home, passing into the roof space and settling on the cold surfaces.

Your loft space area is not designed for boarding or storage, and we cannot accept responsibility for any items that may become damaged if stored in this area.

Please be mindful that if you are boarding the loft area of your home, moving, or relocating any insulation may also result in heat loss.

Storm Damage

With increasing global surface temperatures, the UK is starting to see a lot more in the way of extreme weather conditions.

Damages to your property created by adverse weather or extreme wind or rain will not be covered by our warranty.

Please talk with your household insurance provider to ensure you have the relevant insurance cover in the event your property sustains any extreme weather damage.

Garages

Garages are not designed to be used for general storage, as they are not weather tight areas.

It is not advised that any personal belongings should be stored there.
Camfero Homes will not be responsible for any damage caused to items stored in the garage areas of your home.
