Your warranty explained

Your New Home comes complete with a warranty that last two years from the date of your legal completion.

The first two years of occupation is known as your defect warranty period. For this period, we guarantee the items supplied as part of your new home, covering defects that may arise, caused by faulty materials or workmanship.

Your home also comes complete with a 10-year ICW structural warranty.

During years three – ten, if you need to make a claim on your policy you will need to contact the ICW claims team who will assess your claim for you. You can reach them on 028 90992303.

The Legal Stuff

Attached to the deeds of your home may be certain rules about what you can and can’t do with your home and land. These are known as restrictive covenants.

Details of any restrictive covenants will have been explained to you by your solicitor and all residents will have agreed and signed up to them. Please check the details thoroughly to avoid any future problems.

We regret that we are unable to police and enforce restrictive covenants. If you believe one of your neighbour’s may be breaking any restrictive covenants and this is affecting you. we recommend you attempt to politely broach the subject in the first instance. If you are unable to reach an agreement, the covenants are there to protect the development and all homeowners and provide protection for you. Should you need to take legal advice.

If you wish to make any structural changes to your home, first check your restrictive covenants in the first instance. You should then refer to your local authority website to review the local planning permission process.

In addition to any planning permission, Camfero Homes will also need to provide approval for any proposed changes that you may wish to make to your home within the first two years of occupation.

Full details of any requested changes, including detailed plan drawings, should be issued to our head office for review and approval.

All consent requests should be emailed to customercare@camferohomes.co.uk where a £100 administration fee will be payable upon approval.
